    When a prospective home buyer orders an inspection on a property, what is the best way to get the information that we need before we arrive at the property. Is it better to get information from the listing agent or should we communicate directly with the current homeowner. At bare minimum I like to know if the house is vacant or occupied, the number of occupants, when was the treatment tank pumped last and Who the seller wishes to hire to pump the tanks at the time of inspection.

    I like to start with the buyers realtor. I don’t like to go past them to start. If they don’t have the info, usually they will get it and get back to me. Occasionally they will direct me to the listing agent. I never bypass the hierarchy in a deal. I would only contact the seller with their agents blessing.
